Golden Visa Rule: Wealthy people in India are increasingly interested in investing in real estate abroad. A large number of wealthy Indians have invested in property in London. Recently, the United Kingdom has ended its Golden Visa program. There are many reasons for Indians to invest in property abroad. These include global access, asset diversification, better lifestyle options and strategic planning for future generations.

What is the Golden Visa program?

Many wealthy Indians also invest in real estate in other countries to obtain citizenship there. Programs like ‘Golden Visa’ provide rich Indians an opportunity to acquire citizenship of another country. Programs in many countries allow obtaining a second residency through investment. According to Shalini Lama, consultant and advisor of Residency and Citizenship, Indians have been most interested in investing in real estate in Greece, Turkey, Caribbean countries, Malta and Spain.

Benefits of Golden Visa Program

She said that the residency and citizenship programs of these countries offer many benefits. These include ease of access, visa-free travel and long term residency and citizenship. Indian people get citizenship of countries where there is political and economic stability, investment opportunities, English speaking population. Experts say that Malta is emerging as the first choice for residency in Europe for Indian people. Indians are investing in real estate there through the Golden Visa program.

Increased interest in Malta’s Golden Visa program

RIF Trust Regional Director – India Binu Varghese said that the Golden Visa program also gives people investing in real estate an opportunity to start their own business. It provides permanent residency unlike other programs in Europe. This permanent residency program of Malta is very helpful for people to get citizenship. Apart from this, people do not have to face any kind of language barrier.

More interest after the second wave of Covid

The trend of getting residency through investment started around the world during 2011-12. This was after the financial crisis of 2008-09. But, the demand for getting residency through investment abroad among rich Indians, NRIs and Global Indians has increased after the Delta wave of Covid. Many Indians want the option of a second home under Plan B. For this, they are investing under the Golden Visa program.
